Basin New Home is a DBA of Contractor Support LLC, a Utah limited liability company (“Basin New Home,” “we,” “us,” “our”). We build and remodel homes in Utah’s Uintah Basin — renovations, manufactured homes, and site-built construction.
We are a licensed Utah general contractor, license number 14198012-5501, classification B100 (General Building). We also hold E100 (General Engineering) and S350 (HVAC). You can check our license, and its status, with the Utah Division of Professional Licensing at Utah’s public license lookup.
By using basinnewhome.com (the “Site”) you agree to these terms. If you do not agree, please don’t use the Site. If you’re agreeing for a company, you confirm you have authority to bind it.
The Site describes what we build and how to reach us. Nothing on it is a quote, a bid, an offer to enter a contract, or a commitment to build. Prices, ranges, timelines, availability, and the number of starts we can take all change.
A quote becomes real when it is written, signed, and dated — not before.
An estimate is an opinion of probable cost. Until we have final plans, final selections, and a signed contract, any number we give you is a starting point for a conversation.
Preliminary numbers — square-foot ranges, ballpark figures, budget conversations — are based on limited information and normal conditions. They assume typical soils, reasonable access, standard utility connections, and materials at today’s prices.
Written proposals may include allowances: a dollar figure carried for an item you haven’t chosen yet, such as flooring, cabinets, fixtures, or appliances. An allowance is a placeholder, not a price. If your final selection costs more than the allowance, the difference is added by change order. If it costs less, you receive the difference.
Material prices move, sometimes sharply. A proposal is open for acceptance for the period stated on it, and if none is stated, for thirty (30) days.
These terms cover the Site and our general relationship. Any actual construction or remodeling work is governed by a separate written construction agreement that sets out the scope, price, payment schedule, timeline, warranty, and everything else specific to your project.
Where these terms and a signed construction agreement disagree, the signed agreement controls for that project. Nothing on this Site modifies, adds to, or takes away from an agreement you have signed.
Construction schedules are estimates. Completion dates in a proposal or agreement are targets made in good faith, not guarantees, unless the agreement says so in express terms.
We are not responsible for delay caused by things outside our reasonable control, including: weather and ground conditions; material shortages, backorders, or shipping delays; subcontractor or supplier failure; permit, inspection, or utility-connection timing; changes you request; decisions or selections not made on time; lender or insurance delays; labor shortages; and acts of God.
The Uintah Basin has a real winter. Excavation, foundations, flatwork, and exterior finishes are weather-dependent, and we would rather tell you a date will move than pour concrete that shouldn’t be poured.
Changes to scope, materials, or selections after a contract is signed are handled by written change order, signed by both of us, stating the cost and any schedule impact, before that work proceeds.
We don’t perform extra work on a handshake and we don’t bill you for work you didn’t approve. If something in the field needs an immediate decision, we will reach you before we act wherever it is safe to wait.
What’s underground is not visible when we price a job. Rock, groundwater, unstable or expansive soils, buried debris, failed or undocumented septic systems, unmarked utilities, and distances to power or water can materially change cost. Unless a written agreement says otherwise, those conditions are handled by change order at actual cost.
You are responsible for providing accurate property information, clear legal access, and a correct legal description, and for any HOA, covenant, easement, or lender approval your project needs. We obtain the building permits required for our scope; we do not guarantee that any authority will issue a permit or approval, or how long it will take.
On a manufactured home, the home itself is warranted by its manufacturer, not by us. Our warranty covers our work — site preparation, foundation, set, utility connections, and any finish work we perform.
Delivery dates, build slots, specifications, and pricing on a manufactured home are set by the manufacturer and its dealer network and can change without our involvement. We pass those through as they come to us.
We use licensed and insured subcontractors for portions of the work, and we remain responsible to you for the work we contract to perform. Where we recommend a vendor, lender, designer, realtor, or supplier you engage directly, that relationship is between you and them, and we are not responsible for their pricing, performance, or products.
The warranty for your project is stated in your signed construction agreement. Unless that agreement says otherwise, we warrant our workmanship for one (1) year from substantial completion, and we pass through to you any longer manufacturer warranties on products and materials we install.
Warranty does not cover: normal wear; normal settling, shrinkage, and hairline cracking in concrete, drywall, grout, and wood; damage from lack of maintenance; alterations or repairs by others; owner-supplied materials; abuse, accident, or misuse; landscaping, drainage, or grading changed after completion; or consequences of failing to report a problem promptly.
Report warranty items to us in writing and give us reasonable access and a reasonable chance to inspect and correct before engaging anyone else.
Photographs on this Site show our work and work of the type we do. Floor plans, renderings, elevations, and dimensions are illustrative. Finishes, fixtures, colors, materials, landscaping, and furnishings shown may not be included in any particular price and will vary by project.
We photograph completed projects and may use those images in our marketing. If you would rather we didn’t photograph your home, tell us — we will honor it, and a separate photo release governs where one is signed.
If you give us your phone number, we may call you about your project. We text you only if you have asked us to — there is a checkbox for it on our contact form, and consent to texts is never a condition of doing business with us.

We may link to other websites. We don’t control them, don’t endorse their content, and aren’t responsible for them.
This section limits what we can be held responsible for through this website. It does not limit obligations we take on in a signed construction agreement, and it does not limit liability that cannot lawfully be limited.
To the fullest extent permitted by Utah law, the Site is provided “as is” without warranties of any kind, and we are not liable for indirect, incidental, special, consequential, or punitive damages arising from your use of the Site or reliance on information published on it.
Our total liability arising from the Site will not exceed one hundred dollars ($100). Liability arising from construction work we perform is governed by your signed construction agreement and by Utah law.
Nothing in these terms waives, limits, or shortens any right or remedy you have under Utah’s construction statutes, including the Residence Lien Restriction and Lien Recovery Fund Act, or any warranty right that cannot be disclaimed.
You agree to indemnify and hold harmless Contractor Support LLC and its members, employees, and contractors from claims arising out of your misuse of the Site, your violation of these terms, or your infringement of another party’s rights.
These terms are governed by Utah law, without regard to conflict-of-laws rules. Venue for any dispute is the state or federal courts of Utah.
If a dispute arises, we both agree to try to resolve it by talking first, and then by non-binding mediation in Utah with the mediator’s fee split evenly, before filing suit. This does not prevent either of us from seeking injunctive relief, filing in small claims court, or exercising lien rights within statutory deadlines.
We may update these terms. The effective date at the top shows when they last changed. Continued use of the Site after a change means you accept the update.
